IMPROVEMENT – Anything man-made, built onto real property.  It does not matter whether or not, in your opinion, it “improves” the property.

INDEPENDENT CONTRACTOR – A party who is contracted to provide certain services, but is not told HOW to conduct his or her business.  Independent Contractors are not employees, and therefore pay their own taxes and Social Security.  An employee would have these items withheld from their pay.  Although it is normally up to company policy in most (if not all) states, most real estate agents work as independent contractors.
